It used to be that the lender could only control the origination fee, where the profit to the lender is made and the monthly service fee… now the lender can control the interest rate. It’s important that you not do business with small mortgage bankers that in an inopportune marketplace will tighten up their programs and are not be competitive in the marketplace. You get what you pay for. The loan officer we refer to you will provide the best service available, the best programs and a very competitive price. The Loan Officer does makes the difference; EXAMPLES: One of the loan officers on our referral list closed a reverse mortgage on an earth sheltered home in South Carolina that was turned away by one of the largest lenders in the nation because they didn’t feel it was possible to get a reverse mortgage on it (they don’t allow the loan officer the needed flexibility to do the required groundwork)... the loan officer on our referral list got it done! That same lender turned away a home in Pennsylvania that was built in 1820 because they didn’t feel it was possible to get a reverse mortgage on it…. the loan officer on our referral list got it done! The loan officer does make the difference. That lender that turned away the business does not allow the loan officer to do what is needed to get loans closed. You may be thinking that you or your property are not unique or different or have any problems, so any loan officer will do… do you really want to take that chance and be tied up with a company that places your file with a processor that is really not motivated to solve a problem when it does raise it’s ugly head. The loan officer makes the difference every time, even if your application is the run-of-the-mill type. A good loan officer will monitor your file to make sure the processing moves smoothly and will resolve any problems to limit or avoid frustration for you.
The loan officer you chose needs to be with a company that has its own underwriters and closes their own loans, which is a good start, that lender needs to let the loan officer do what is needed to get the reverse mortgage closed, just because you go with a big name company does not give you that assurance. The lender you select needs to be HUD approved and licensed and offers ALL available reverse mortgage programs. Also, the lender you select should be a member of NRMLA, the National Reverse Mortgage Lenders Association and follows their code of conduct and best practices standards. All analyses, calculations and comparisons should be done to meet AARP’s model specifications, which are exactly the criteria that we follow in selecting a loan officer for you, and nothing less.

A Reverse Mortgage Counseling Certificate is required by FHA, who wants to make sure that you are not getting into something you don’t understand. You will be given a counseling certificate; which will need to be part of your reverse mortgage application and is needed by any lender before any services can be ordered.
